THE DESIGN PROCESS

What to expect when beginning your project
Most Projects have two phases: Phase I and Phase II

Phase I
(Premilinary Design)

Zoning Analysis, Documentation of existing
conditions, Proposed design concepts

1. INTRODUCTION

The first step is getting to know each other! call our office or fill out the form on our website to discuss your project and your ideas.

2. SITE SURVEY

Every town has its own zoning and code regulations. before we can begin the design process, we need you to provide us a copy of your property survery. this will allow us to analyze setback and building coverage requirements.

3. MEASURE

After we understand what your project goals are, we provide a proposal and receive an initial deposit. we then come out and measure the existing conditions.

4. CAD INPUT

After we finish the project analysis, we will create electronic floor plans and elevations to show what is existing. this allows us to easily show changes between what is existing and proposed.

5. CONCEPTS

Now is the fun part! we come up with solutions for your design requests. we share with you concept plans, elevations, or 3d views to help illustrate our ideas.

6. IMPROVEMENTS

We are looking for your feedback. our intital concepts are not always the final product! we revise the designs based on your comments until you are entirely satisfied with the design intent.

Phase II
(Construction drawings)

Specifications, Construction
Details, Permits

7. APPROVAL

Once you have approved the design, the final stage of phase I is complete. we can progress to phase ii and begin the construction documentation.

8. PAYMENT

Before we initiate phase II, a payment is made to the architect for the designs they have produced up tobthis point.

9. CONSTRUCTION DRAWINGS

Phase II consists of construction details and specifications that allow contractors to accurately build the project.

10. PERMITS

Before construction, you need a building permit. once the full signed and sealed drawings are completed, your contractor will submit these to the town along with other information to obtain the necessary permits.

11. THE BUILD

Once permits are aproved, the build may begin. the contractor takes over the project from here, but we are always around to answer any questions that may arise onsite.

12. ENJOY!

Finally the best part has come! once the build is complete, it is now to time for you to sit back, relax, and enjoy your new space. congratulations!
